What type of sealcoat does Ace Paving & Maintenance use?
We use coal tar sealer, the industry standard for commercial asphalt sealcoating. Coal tar provides stronger, longer-lasting protection against UV oxidation and water infiltration than asphalt emulsion alternatives. If a spec calls for something different, we’ll tell you upfront and explain why we’d recommend otherwise.
Does my lot need cracksealing before sealcoating?
In most cases, yes. Cracksealing before sealcoating shuts off water intrusion at the source. Applying sealcoat over open cracks without sealing them first leaves moisture a path to your base layer. We evaluate this during our site visit and give you pricing options for both services together.
Is sealcoating worth it if my lot already has damage?
It depends on the severity. Sealcoating protects sound pavement, but it can’t fix structural problems. Alligator cracking, cracks wider than half an inch, or areas with base failure need to be addressed before sealcoating makes sense. We’ll tell you that honestly after we see the lot.
