High-traffic areas may need maintenance sooner than lower-use sections of the same lot. We use coal tar sealer, the industry standard for commercial asphalt sealcoating. Coal tar provides stronger, longer-lasting protection against UV oxidation and water infiltration than asphalt emulsion alternatives. If a spec calls for something different, we’ll tell you upfront and explain why we’d recommend otherwise.

In most cases, yes. Cracksealing before sealcoating shuts off water intrusion at the source. Applying sealcoat over open cracks without sealing them first leaves moisture a path to your base layer. We evaluate this during our site visit and give you pricing options for both services together.
