From Grading to First Impressions

We were approached by the developers of Northfield @ The Polo to install the final asphalt topping over the recently completed roads in this luxury home community.

The goal was clear: provide a smooth, durable surface that looks pristine and holds up under traffic long after landscaping is complete and residents start moving in. This area is surrounded by upscale homes, fresh landscaping, curved rolled curb‑and‑gutter, and delicate features that require care.

The roads were essentially ready, but they needed that finishing touch to match the high standards of a luxury neighborhood in Alpharetta.

How We Built the Perfect Road Surface

Coordination and Pre‑Work

Before our first day on site, we visited Northfield @ The Polo to map out utility covers, access points, and landscaping. We scheduled our asphalt topping to follow final inspections of underground utilities and after landscaping contractors had finished the most vulnerable edges.

We also marked all roll curb and gutter lines to prevent inadvertent damage. This meant our work would flow around other trades and protect the visual aesthetics of the neighborhood.

Grading, Compaction, and Base Preparation

With the base already set, we carefully checked elevation and slope over the entire road surface. Using lasers and grade stakes, we adjusted low spots and high spots to ensure uniform drainage and rideability. Only once we confirmed the base was consistent did we bring in compaction equipment to compress the sub‑base, ensuring a firm foundation.

We paid special attention to utility cutouts and near curbs, where compaction is more difficult but more visible if left imperfect.

Asphalt Topping with Precision and Edge Handwork

For the actual residential paving, we deployed our LeeBoy 8520C paver. This machine allows very precise control of thickness, temperature, and smoothness. The topping mix was carefully laid to form a continuous, clean black surface.

Near edges, curbed areas, and around utility plates, our crew performed detailed handwork—tamping, trimming, feathering—so transitions are seamless and sharp. We avoided overlapping other structures and blended the new asphalt with existing curbs and driveways without ragged edges.

What the Finished Road Looks Like

When the pavement cooled and compacted, the result was exactly what the developer—and future residents—had hoped for. The roads in Northfield @ The Polo now have an even, professional asphalt surface with deep, consistent black color.

Where we worked around landscaping, the edges are clean and free of asphalt splatter or irregularities. The rolled curb and gutter detail stands out crisply.

From the entrance to the final cul‑de‑sac, the ride is smooth under tires and visually inviting. It’s a road built to last, able to withstand traffic and weather, and to maintain its aesthetic appeal.
